Understanding the Causes of Water Damage:
Vintage Construction understands how the soils in our region affect Middle Tennessee’s homes. Foundation damage can be caused by many issues, such as:
Pre-Construction Factors:
Before your home was constructed, your builder removed soil in order to pour your home’s foundation. After the foundation and home construction were complete, the space around your home’s foundation was “back-filled” with additional soil. Shifting of back-filled soil, or improper techniques for back-filling, may channel excess water towards your home, causing leaks.
Hydrostatic pressure:
The moisture level in the soil surrounding your home exerts pressure on your basement or crawlspace walls. Eventually, this pressure can cause cracks, seepage and leaks to your home. Improper drainage, excessive rain, floods or on-going leaks increase the amount of damage that can occur.
Building Components:
Over time, the materials from which your home is constructed may be defective, or can deteriorate over time. Porous concrete, mortar, leaky window wells, tie rods or pipes can all allow water to seep beneath your home.
Improper Drainage:
Gutters, landscaping and slope may inadvertently channel water towards your home’s foundation, instead of away from it. Excessive moisture surrounding your home’s foundation can compromise its strength over the long run and allow water intrusion indoors.
